Areas 8 and 9 open first, starting 2027, while the rest of the estate is built. Woven through the land: greenhouses, apiary, labyrinth, meditation huts, a 16 m round event space and an amphitheatre.
Sintra and Colares have a growing community of families and remote workers who care about their wellbeing, and they need more places to meet, with quality and variety. On this side of Sintra, what people use every day is spread out.
Quinta by Kaya brings 10+ of these functions together around one community farm, thirty minutes from Lisbon. It gives people a reliable place to work, eat well, practise what they love, let the kids play and meet their community.
With a farmstay on site, Quinta by Kaya can also host events, retreats and workshops from start to finish: guests sleep, eat, gather and practise in one place, without leaving the farm.

The farm is the heart of this project, not its backdrop. We are looking for experienced growers, agronomists and regenerative agriculture specialists to lead the community farm operation.
We are raising between €1.25M and €1.5M in equity in a first round, to buy the estate and develop the first phase. Investors become co-owners of the property company, which will own a large part of the operating companies. Returns come from fixed and variable rent paid by the operators on site, plus a share of their profits.
The wild spa and community farm are the first parts of Quinta by Kaya to come to life, starting in 2027. Both will run as their own operating entity or cooperative, and we are opening them up to the people who want to grow them with us. We’d love you to own a piece of the farm you will eat from.

Run one of the functions on site. We are currently looking for operating partners for the farm-to-table restaurant and café, farm food production, the spa and wild spa, and the boutique farm hotel. The final line-up is still open; these four are our starting point.
You get a long lease, a purpose-built space, and the footfall of everyone using the other functions on the estate.

We are designers and developers building spaces for connection, transformation and regeneration. We are the core team behind Kaya Grounds, Portugal's upcoming retreat sanctuary in Sintra, currently in development and opening in 2029. With Quinta by Kaya, we bring that same essence into a place for community, in the shape of a working farm.
